Before requesting prices
Give each bidder the same information: room list, drawings, photos, desired profiles, material and finish. Note whether the home is occupied and any schedule constraints.
Read beyond the total
Look for measured quantities, material descriptions, inclusions and exclusions. Confirm demolition, disposal, delivery, protection, filling, caulking, priming and painting. An unclear allowance is not the same as a fixed scope.
Ask useful questions
Who performs the work? How are changes approved? What site conditions can change the price? Ask how the carpenter handles walls that are out of plumb and how completed areas are protected.
Compare like with like
Normalize the bids in a simple table. Add excluded work and realistic allowances before comparing totals. References and relevant project photos can help you assess fit, but do not replace a clear written agreement.
Save the selected samples, marked-up drawings, quote and written changes together. A shared record is one of the simplest ways to avoid misunderstandings.
